Dorking Property Guide: High Demand From Local Buyers

Nestled at the foot of the North Downs, Dorking is a bustling market town in the heart of the Surrey countryside. The busy and attractive High Street is famous for its antique shops, which are set beside a wide range of national retailers and many thriving independent businesses, giving it a real sense of character and charm that most towns have struggled to retain.

 

 

The self proclaimed ‘cycling capital of England’ forms part of Surrey’s Area of Outstanding Natural Beauty (ANOB) which attracts many visitors to nearby Box Hill – the peak of the North Downs made famous for being an iconic feature in the 2012 Olympic Road Cycling race.

Dorking is surrounded by beautiful farmland and countryside which is easily accessible by foot and bicycle from the town which is managed largely by the National Trust. The majestic Denbies Wine Estate also overlooks the town with its vineyards perfectly positioned to make the most of the southerly facing hillside and helps give the town a very unique feel.

To the south, residents can venture up Coldharbour Lane onto The Nower which is a 40 acre nature reserve frequented by dog walkers, that stretches across to Westcott and eventually up to Leith Hill. Cotmandene is also a pretty green area in the centre of Dorking whilst Deep Dene Trail is a must-visit for young families – an educational walk punctuated with ancient monuments. To the north of the town, the village of Westhumble is the gateway to the North Downs allowing access to miles of countryside within minutes. Wherever you turn, you simply cannot escape the close proximity to nature and the stunning views of nearby countryside.

 

 

Dorking is a popular town for many who want to live in the countryside, but commute into central London thanks to its three train stations in the town and direct service into London Waterloo that takes just under an hour. The M25 and Gatwick Airport are also close by.

The undeniable attraction of the local amenities, its scenic location and excellent transport links into London Waterloo, means there is always demand for property in the town from buyers – something which has had a positive effect on house prices in Dorking in recent years.

Knoll Road and surrounding private roads to the south of the town provide some of the most highly regarded housing within the town – the rows of Victorian Villas are quite iconic in Dorking.
