When you instruct us to let your property, our staff get to work straight away to generate interest by calling our extensive tenant database. Our expert staff are fully incentivised to ensure this continues to be our most effective way of finding the right tenant for your property. The Association of Residential Letting Agents (ARLA) is the UK’s foremost professional body for letting agents. Our professional, ARLA qualified staff, keep on top of the ever-changing rental sector legislation so that we can guide and advise you at every step. You can feel confident our staff will help you meet all your legal and financial obligations as a landlord. We are also members of the appropriate professional bodies and redress schemes.
One of our in-house, local office based property managers will be personally assigned to you and your property. The majority of our clients choose our Fully Managed Service, safe in the knowledge we’re working hard on their behalf to keep their property let running smoothly. We arrange a detailed inventory inspection before the tenancy starts to make sure there is no misunderstanding to the condition of your property at the outset of the tenancy. We work with trusted contractors for any remedial works required throughout the tenancy.

While you take every precaution to rent to only reliable tenants, their circumstances can sometimes change outside their control. When this happens, it’s natural to be sympathetic, but also important to ensure you still receive the rental income to cover your mortgage or outgoings. Once your appointment is booked, we will start researching evidence of similar properties nearby that have recently let as well as properties that are currently on the market. Which means that by the time we meet, we have a good basis for our valuation figure. We will also start looking at our tenant database to identify possible interested parties so that when we meet, we can provide you with an indication of the likely demand for your property before it goes on the market.
