We are pleased to report that we are still selling houses and selling plenty of them! In truth, the number of sales is not as high as we would like it to be, as many people appear to have been spooked into a very British habit of ‘sitting on the fence’ until the country’s future has been more defined.

 

Despite this, for motivated buyers and sellers, there are still good levels of activity to be had.

 

Across our network of Surrey offices, we have taken nearly 200 homes to market in the month of October alone and agreed sales on over £70m worth of property – hardly the statistics of a stagnant house market!

With all the doom and gloom surrounding us and the very real sense that prices have stopped increasing at the rate they once were, buyers are expecting a property to be sensibly priced. This doesn’t mean you need to sell your home on the cheap, far from it in fact – what we see time and time again in October is that for the correctly priced homes coming onto the market with us, we regularly find we have several buyers fighting to buy it, helping us consistently achieve sales above the original asking price sales.

 

What we have seen above all else is that the price of a property is the most important aspect to get right.

 

In challenging times, it is often the case that many estate agents may take the tactic of overpricing your property in order to gain your instruction to sell their property.  In today’s marketplace this is simply not an effective strategy for homeowners to be wooed by.
