What has remained constant in Surrey this year and particularly through the summer months, is a steady supply of committed buyers, who have been keen to get on with their lives and housing requirements, taking a long-term view of their investment. We have witnessed a desire to put quality of life, new home aspirations and access to good schooling ahead of any Brexit woes.
The challenge now is assuring would-be sellers that they can achieve a sale if they come to market, albeit with some caveats attached. Potential sellers are holding back, taking the view that they will struggle to sell, which is genuinely in contrast to our experience and is not helping improve market momentum.
The caveat for agreeing a sale starts with the valuation process. Some estate agents are still overvaluing in order to win a client’s business; this, in my opinion, represents poor advice.
In the current climate overvaluing will frustrate a sale, deterring buyers from getting as far as venturing across the threshold. Accurate pricing, a powerful marketing campaign and employing a local estate agent that is both proactive and experienced, are all essential components to ensure you are successful in your endeavour to move.
