Passing through the security gates to the entrance of the estate, you are transported into a leafy oasis in the heart of Surrey, surrounded by beautiful old trees and quietly hidden from the outside world. Naturally, access is restricted, so entering feels like you’ve been given the key to a very special place. What’s to come does not disappoint.
As you drive around the estate, there are some wonderful ‘Tarrant’ built character properties, many with interesting histories having had famous owners at some point in their lifetime. Huge imposing contemporary mansions rise majestically behind tall trees; breathtakingly beautiful and each truly incredible, adding an air of glamour and sophistication to this traditional slice of Surrey.
Nestled within 964 acres of glorious Surrey countryside, St George’s Hill was originally built by the master craftsman W. G. Tarrant in 1910 when he purchased the Estate from the Egerton family, to his vision of creating a gentleman’s refuge for captains of industry on London’s doorstep. It is comforting to know the same vision still exists today, one that is closely guarded by the St George’s Hill Residents Association, who care deeply about the estate and its residents, ensuring the high standards are maintained for future generations.
‘Tarrant’ houses were typically on the largest South facing plots and were often characterised with leaded light windows and half tile hung elevations, some with beamed Tudor style fronts. Many of these substantial dwellings still exist today but some would say sadly a fair proportion of these homes and older homes built in the ’50s through to the ’80s have now been demolished, to make way for large brand new luxury mansions, with a variety of styles but many have been built to a Queen Anne/Georgian style, either in red brick or white rendered elevations.
St George’s Hill is considered to be one of, if not THE most exclusive private residential address outside of London. Its proximity to the capital, the South East’s motorway networks and London’s major airports are significant factors in this appeal.
Residents also enjoy manned security on the main entrance gates, as well as CCTV, vehicle recognition and card access to several of its other entrances. This gives great peace of mind to those who live there and is a major factor for discerning buyers.
Despite the estate moving with the times and embracing modern architecture, its beating heart will always be the exclusive leisure facilities.
Whilst residency does not come with an automatic membership, the world renowned St George’s Hill Golf Club twists through the centre of the estate and there is also a tennis club with its perfectly manicured grass lawn courts, which enigmatically call out to spectators to come and have a game.
If you are looking to relax and unwind, St George’s Hill Lawn Tennis Club also allows one to enjoy a swim in the pool, sauna, beauty treatment, or simply meet with friends and neighbours to enjoy a morning coffee or a delicious meal in the clubhouse.
Many people consider St George’s Hill to be out of their reach price wise, thinking the estate is only the preserve of the uber rich and famous, but this is not always the case.
In truth it is home to families who value the safety, security and tranquillity of this private gated estate, and where prices are not that far removed from the other private residential estates across Surrey, Buckinghamshire or Hertfordshire.
The buyer profile on St George’s Hill may surprise you. Of the homes on the Estate which Curchods have been involved in selling in recent years: only 1 in 3 have gone to overseas buyers coming to the country; the remainder have been sold to buyers resident in the UK and typically local to Surrey/ London.

The last 25 years have seen dramatic changes on St George’s Hill, with the construction of a plethora of new luxury homes, many of which have been replacements of older properties which have been demolished, with specialist builders and developers constructing several spectacular new ‘mansion style’ homes.
Where the position, plot size and orientation of an existing property or potential plot are all correct, then the resale value could well be significantly enhanced, if planning for a ‘super mansion’ can be obtained. As a result, valuing properties on the Estate has also taken on a new dynamic, as the development potential has to be looked at even more carefully, to be sure the vision of what might possibly be built in the future is fully taken into account.
